Vtg 60s Cross Stitch Sampler Hackney Horse & Buggy Embroidery Wood Frame 1969

Charming vintage cross stitch embroidered sampler with hackney horse/pony and buggy on linen, flowers surround the border, a house and flowers are in the background, and the motto "TO A FRIEND'S HOUSE THE WAY IS NEVER LONG" The frame is in pretty good shape with minimal nicks and scratches. The glass has an area on the bottom left where it is scratched. There is staining to the linen throughout. It may have been framed this way or yellowed over time. If I am reading the signature correctly, it says "Laur 69".
