Dressbarn dress pants

I love these pants but they no longer fit me and need some work. There is a small bleach stain on the back and some dirt stains at bottom of legs. The button is loose and the hem at the bottom of the legs needs redone. The biggest fix is the zipper. It needs replaced. Please review photos.
